Building in Possum Kingdom, TX

The Possum Kingdom custom home builder who has been here longer than most of the subdivisions

Lakefront luxury homes on Possum Kingdom - cliffside, view-tuned, engineered for the conditions. We have built enough lake here to know the constraints before they bite.

Possum Kingdom is its own kind of build. Possum Kingdom Lake sits an hour west of Weatherford in Palo Pinto County, with the famous Hells Gate cliffs, the Bluffs at PK, and The Cliffs Resort as the landmarks.

The lake is a different build environment than anywhere else we work - dramatic elevation, exposed limestone, weather that comes in fast off the open water. We have built waterfront here for years.

Possum Kingdom Lake is a cliff-lined Brazos River reservoir in Palo Pinto County, where luxury lake homes climb steep limestone terrain in developments like The Cliffs, with its championship golf course, and the resort-style Harbor. The lake itself is owned and operated by the Brazos River Authority, so many waterfront sites involve leasehold or buyout considerations, dramatic rock formations like Hell's Gate define the shoreline, and building on the grade demands careful site engineering.

Common Questions

Building in Possum Kingdom, answered.

What does it cost to build a home at Possum Kingdom?
Lake and cliffside builds here trend toward the upper end of the custom market, often the low seven figures and well beyond, with a regional benchmark near $340 to $550 per square foot. Steep terrain, rock excavation, and access can add meaningfully to site costs, so we price each lot individually rather than by formula.
How long does construction take, and who permits it?
Plan on roughly 12 to 18 months for a custom build, with difficult terrain potentially extending site work. Homes generally permit through Palo Pinto County, and waterfront structures such as docks also require approval from the Brazos River Authority.
Are basements possible on the cliffs at PK?
The lake's steep rocky grade actually makes walkout and partial lower levels more viable here than on flat North Texas clay, where they are normally avoided. Feasibility still depends on your specific lot and a geotechnical evaluation, since rock and slope vary sharply from site to site.
Do PK homes use wells and septic?
Most of the lake relies on private wells and septic systems, though certain developments like The Harbor and The Cliffs are served by community sewer. Confirming the utility setup for a given lot is one of the first things we sort out.
What should I know about lake-access lots and leasehold land?
Many waterfront parcels at Possum Kingdom are held through Brazos River Authority leasehold, though leaseholders have been able to pursue title buyouts in recent years. Gated communities here also carry HOA covenants, so we review both the lease or title status and the design rules before planning.
How does the steep PK terrain affect home design?
Building above Hell's Gate and along the bluffs means working with slope, rock, and prized water views, which favors stepped foundations, retaining structures, and lake-facing living areas. We design to the contour so the home fits the cliffside rather than fighting it.
